  • Staffing review and analysis
  • Supervision of all on-site personnel (professional, leasing, maintenance, security)
  • Union Relations (including grievance hearings and successful submissions of staff reduction plans)

Energy

  • Coordination with energy consultants for hedged utility purchasing of gas, oil, and electricity
  • Dispute resolution with DEP regarding erroneous water/sewer billing
  • Experience with New York State Energy Research and Development Authority (NYSERDA) programs and professionals
  • General oversight of projects that result in decreased utility expense

Insurance

  • Submission and tracking of incident reports to carrier
  • Processing of insurance claims
  • Implementation of carrier suggested processes and procedures

Operations Oversight and Management

  • Identification of cost savings and revenue opportunities
  • Preventative maintenance (to include recurring inspections on a weekly, monthly, an annual basis) 
  • Inventory management (records and ordering process)
  • Management report creation and analysis
  • Automated work order system
  • Staff scheduling and analysis
  • Turnover apartment preparation
  • Move-out inspection and chargebacks

Vendor Management

  • Engagement of contractors
  • Non–emergency repairs
  • Emergency repairs and engagement of remediation services
